Gas is the most tightly regulated trade in UK facilities management. Under the Gas Safety (Installation and Use) Regulations 1998 it is a criminal offence to carry out gas work unless you are competent and registered with Gas Safe — there is no grey area and no informal route in.

Why Commercial Gas ACS matters in commercial FM

Commercial buildings run commercial gas appliances: boiler plant, direct and indirect fired heaters, catering equipment, and in some sites process plant. Domestic ACS does not cover any of it. An engineer holding only CCN1 and domestic appliance categories is not legally permitted to work on a commercial boiler, and that distinction is enforced.

That creates a persistent shortage. The pool of engineers holding commercial core plus the relevant appliance categories is small relative to demand, which is why commercial gas engineers sit at the top of the FM pay scale and why tier-1 contractors and specialist heating firms compete for them.

Catering gas is its own sub-market with its own categories, and it is particularly under-served — hotels, hospitals, schools, stadiums and restaurant groups all need it, and comparatively few engineers hold it.

How to get Commercial Gas ACS certified — step by step

Establish your starting point

Varies — weeks to months

If you are new to gas you will normally complete a managed learning programme with a portfolio of supervised site experience before initial ACS assessment. If you already hold domestic CCN1, the CODNCO1 changeover route takes you to commercial core without repeating the domestic material.

Tip: Coming from another trade with a related NVQ can shorten the managed learning route considerably. Ask the centre before assuming the long path.

Take the commercial core (COCN1 or CODNCO1)

COCN1 is the core commercial natural gas safety assessment required for any operative working on non-domestic gas installations. CODNCO1 is the changeover for engineers already holding the domestic core.

Tip: Commercial pipework sizing and ventilation calculations are where most candidates struggle. Do the practice calculations before you attend.

Add the appliance categories you actually need

Core alone does not authorise work on any appliance. Add the categories matching your work — commercial boilers, direct and indirect fired heaters, or catering appliances. Each is assessed separately.

Tip: Catering categories are under-supplied relative to demand and are worth adding if your sites include kitchens.

Register with Gas Safe

With valid ACS certificates you register with Gas Safe before doing any gas work. Newly qualified engineers pay an initial fee of £368.28 including VAT, and registration is renewed annually thereafter.

Tip: Your card lists your categories. Employers and clients check them — make sure they match the work you are being asked to do.

ACS certificates are valid for five years. Book reassessment around six months before expiry to keep every category live on your card without a gap.

What to expect in the assessment

ACS is assessment, not training, and that distinction matters. You attend an approved centre and are assessed on knowledge and practical competence — most centres bundle preparatory training with the assessment for new entrants, but the certificate is awarded for the assessment.

Each element is assessed separately. The core assessment covers gas safety fundamentals: tightness testing, purging, pipework sizing, ventilation, flueing, gas rates and emergency procedures. Each appliance category then assesses you on that specific appliance type.

Assessment combines written or online question papers with hands-on practical work on live rigs. You must pass every element; a fail in one category does not invalidate the others, and can be re-sat. Commercial assessments are noticeably more demanding than domestic, particularly on pipework sizing, ventilation calculations and flue dilution.

Why commercial gas pays more than anything else in FM

The salary premium on commercial gas is not a market quirk — it is structural, and it is unlikely to erode.

Entry is genuinely hard. You need a managed learning route or a changeover from domestic core, then a demanding commercial core assessment, then separate appliance categories for each type of plant you touch. That is months of work and several thousand pounds before you can bill a single commercial gas job.

Retention then thins the pool further. Every category must be reassessed every five years, and each reassessment costs money and time off the tools. Engineers who let categories lapse leave the commercial pool.

Meanwhile demand does not move. Every commercial building with gas plant needs statutory inspection and maintenance regardless of the economic cycle, because the duty is legal. Constrained supply plus non-discretionary demand is why commercial gas sits at the top of the FM pay scale.

Reading a Gas Safe card properly

This is the practical skill most people get wrong, employers included. A Gas Safe card is not a general licence — it lists specific categories, and the engineer is only authorised for those.

Check three things. First, the card is in date. Second, the categories cover the appliance type in front of you, not merely 'gas'. Third, the core matches the setting — a domestic core does not authorise commercial work no matter how many domestic appliance categories sit beneath it.

For engineers, the same discipline protects you. If you are asked to work outside your categories, the legal exposure is personal as well as corporate. Declining that job is the correct answer, and any competent contractor will respect it.
