Why certifications define your earning power in commercial FM
Commercial hard FM is a cert-driven industry. Unlike many trades where experience alone can open doors, FM contracts operated by tier-1 contractors — ISS, Mitie, CBRE, Cushman & Wakefield, Integral — require specific certifications as a condition of contract. An HVAC engineer without F-Gas Cat 1 cannot legally touch the refrigerant circuit. A fire alarm engineer without BS 5839-1 Level 3 cannot sign off systems on commercial sites.
Each certification below maps directly to a salary band. Engineers holding F-Gas Cat 1 + SKILLcard command £5,000–£8,000 more per year than uncertified counterparts. The cert is not a box-tick — it is the price of entry to the commercial market.
