Water hygiene suits people who are methodical, comfortable working alone, and content doing the same checks properly every month rather than chasing novel faults. If you want variety and diagnostic problem-solving every day, HVAC or fire and security will suit you better. If you want steady, autonomous, low-drama work with a clear technical ladder, this is one of the best disciplines in FM.
The honest pitch: it has the lowest barrier to entry of any commercial FM trade — days of training rather than years — and the work is unusually secure because the duty is legal rather than discretionary. The trade-off is that starting salaries are lower than HVAC or commercial gas, and the job is deliberately repetitive. Most of the money comes later, when you move into risk assessment.
You will need a full driving licence, tolerance for plant rooms and roof tanks, and genuine discipline about paperwork. That last one is not a soft skill here — the logbook is the legal evidence, and an incomplete one fails an audit no matter how good the physical work was.
What the job actually involves
A typical day is a monitoring round: four to eight sites within a regional patch, in a company van, working from a schedule rather than a job queue. At each site you run the checks the risk assessment specifies and record every result.

Cross-training from another FM tradeMost common

If you already work on building services you understand the plant, so you only need the discipline-specific knowledge: temperature regimes, sampling technique, cleaning and disinfection procedures and the record-keeping. Complete L8 operational training, then build a logged portfolio of tank inspections and monitoring visits. Plumbers transfer best of all, because so much of the work is on hot and cold water services.
Trainee technician with a water treatment specialist
Free — employer fundedSpecialist water treatment companies recruit trainee technicians and put them through L8 training in-house. You start shadowing a monitoring round, learn the paperwork, then take your own patch. The pay starts low, but this is the cleanest entry into the discipline without an existing trade, and the training is funded. Look for "water hygiene technician" and "trainee" in listings from the specialist firms rather than the tier-1 FM contractors.
Direct entry as a legionella risk assessor
£1,000–£3,000The risk-assessor route is the technical ladder rather than the operational one. It suits people who are comfortable reading schematics, writing reports and auditing systems. Employers typically want City & Guilds 6150 or the BOHS P901/W001 qualifications alongside demonstrable site experience — so most people arrive here after a spell as an operational engineer rather than straight in.

Often funded via ELCASWater hygiene rewards exactly the habits the forces build: working to a documented procedure, recording accurately, and doing the same checks correctly every month. ELCAS-approved providers deliver L8 training, and specialist water treatment firms actively recruit service leavers into monitoring roles.

Pick the right training tier
Before bookingAwareness training is for staff who need to recognise the risk. Responsible Person is for the named appointee managing the scheme. L8 operational training is what you need if you will carry out monitoring, sampling, cleaning or disinfection. Buying the wrong tier is the commonest and most expensive mistake in this discipline.
Tip: HSG274 Part 2 endorses L8-level training as the minimum for the named appointee — an awareness certificate will not pass an audit.
Complete L8 operational training
2–5 daysTwo to five days covering HSG274 Parts 1 to 3: evaporative cooling, hot and cold water systems, and other risk systems. Assessment is a written paper plus practical elements such as correct sampling technique.
Tip: Choose a City & Guilds accredited course — that accreditation is what an auditor or employer actually looks for on the certificate.
Get on a monitoring round
3–12 monthsJoin a specialist water treatment company or an FM contractor with an in-house water team. Your first months are shadowing and then running a patch: monthly sentinel temperatures, quarterly tank inspections, TMV servicing and showerhead descaling.
Tip: Healthcare sites are the most demanding and the best training ground — augmented care areas carry requirements beyond HSG274.
Build a logged competence portfolio
OngoingCompetence under ACoP L8 is training plus experience. Keep your own record of system types worked on, sampling carried out and remedial work completed. This is what gets you onto approved-contractor lists and through client audits.

Specialise as a risk assessor
2–4 years inMove from carrying out the monitoring to writing the risk assessments and auditing sites. This is where the money is: senior risk assessors reach £42,000–£55,000, and the work is less physical and more analytical.
Tip: City & Guilds 6150 or BOHS P901/W001 is the usual step up. Ask your employer to fund it — most will.

How to land your first role
Target the specialists, not the tier-1s
Specialist water treatment companies — Hydro-X, Aquachem, Veolia Water Technologies, Nalco and regional firms — hire far more water hygiene engineers than the big FM contractors, and they train from scratch. Apply to them directly.
Put L8 in your CV headline, not the training section
Recruiters screen on it. "Water Hygiene Engineer — City & Guilds accredited L8, HSG274 Parts 1–3" at the top of the CV gets read; the same information buried under Education does not.
Name the systems, not just the duties
Write "sentinel temperature monitoring, calorifier inspections, TMV servicing, cold water storage tank cleans, chlorination" rather than "water hygiene duties". Specificity reads as competence.
Lead with reliability and record-keeping
This discipline is audited. Employers are genuinely buying someone who will complete the logbook correctly every time. Say so explicitly — it separates you from candidates who only talk about the technical side.
Say yes to healthcare work
Hospital and care-home contracts are the most demanding and the best training. Two years on a healthcare portfolio makes you employable anywhere in the discipline.
